GENERAL FLOOR AREA
Each apartment will consist of living and dining area , pantry, bed rooms, toilets, verandah/ balcony, 01 parking slots within the complex for each apartment.

Sub Structure - A bored and cast in situ pile foundation with pile caps and plinth beams as suggested by the by the structural engineer.

Super Structure- RCC Columns, Beams, Slabs, 9" thick clay bricks on outer perimeter, 4.5" thick bricks on internal walls to match the design.


FINISHES
Living and dining areas will be laid with laminated timber and Bed Rooms and other internal areas to be laid with anti-slip ceramic floor tiles (2' X 2').Verandah and balconies be also laid with anti-slip rustic ceramic tiles. Toilets floor will be laid with anti-slip ceramic tiles on water tight (proofed) surface, toilet walls to be laid with ceramic tile up to the ceiling.

Internal walls on other areas to be plastered smooth, apply two coat of wall putty, 2 coats of emulsion paint (CIC paints or equivalent).

All external walls to be plastered rough or semi - rough and apply wall filler, two coats of weather shield paint (CIC Paints or equivalent).


PLUMBING WORK AND SANITARY FITTINGS
All bathroom fittings and accessories shall be "ROCELL" or equivalent. Urban D model of ROCELL Brand), wash basin (Urban D model of ROCELL Brand) and soap tray, tooth brush holder, hand bidet, toilet paper holder, pencil edged mirror to be supplied and fixed for all bathrooms except maids toilet.

Hot water to be supplied via Geezer (10 Liter capacity) to all bathrooms shower and sink except for the maids toilet. All fittings shall be Hansgrohe.

An Inlet and outlet water point along with a power point to be provided for the washing machine as directed by the architect.


ELECTRICAL WORK
230 V/30 Amp Three phase power supply with separate electricity meter, 5 amp, 13 amp and 15 amp socket outlets as directed by the Architect in the unit, 2 Tv and Telephone outlets, Air conditioning units for Master Bed Room and other bedrooms. All accessories shall be "ORANGE" or equivalent. Shaver socket will be provided for the attached toilet in the Master Bedroom and other bathrooms.

PANTRY
Fully fitted pantry unit with granite top to be supplied and fixed as directed by the architect.

GENERAL
Parking slots for each apartment, a separate area is demarcated for garbage collection on ground floor. 2 passenger lifts shall be provided per tower (one for service use)
