In one of the most comprehensive studies done on land for sale asking prices (for-sale prices) around <a href=\"https:\/\/www.lankapropertyweb.com\/area\/colombo\/\" target=\"_blank\" rel=\"noopener noreferrer\"><strong>Colombo<\/strong><\/a> listed on their website, the suburbs of <a href=\"https:\/\/www.lankapropertyweb.com\/area\/nawala\/\" target=\"_blank\" rel=\"noopener noreferrer\"><strong>Nawala<\/strong><\/a>, <a href=\"https:\/\/www.lankapropertyweb.com\/area\/dehiwala\/\"><strong>Dehiwala<\/strong><\/a> and <a href=\"https:\/\/www.lankapropertyweb.com\/area\/rajagiriya\/\" target=\"_blank\" rel=\"noopener noreferrer\"><strong>Rajagiriya<\/strong><\/a> have topped the list for the highest per perch average price. The cheapest areas for land within proximity to Colombo is <a href=\"https:\/\/www.lankapropertyweb.com\/area\/ingiriya\/\" target=\"_blank\" rel=\"noopener noreferrer\"><strong>Ingiriya<\/strong><\/a>, <a href=\"https:\/\/www.lankapropertyweb.com\/area\/padukka\/\"><strong>Padukka<\/strong><\/a> &amp; <a href=\"https:\/\/www.lankapropertyweb.com\/area\/kosgama\/\"><strong>Kosgama<\/strong><\/a>.<\/p>\n<p>While the above figures provide some interesting facts, it won\u2019t surprise many as the prices tend to obey the proximity rule \u2013 where prices closest to the main city are the most expensive and as you go further away the prices decrease.\u00a0 The \u2018Heat Map\u2019 below illustrates the <u>average<\/u> <a href=\"https:\/\/www.lankapropertyweb.com\/land\/index.php\" target=\"_blank\" rel=\"noopener noreferrer\"><strong>land<\/strong><\/a> prices in each area.<\/p>\n<p><a href=\"https:\/\/www.lankapropertyweb.com\/property-news\/wp-content\/uploads\/2018\/05\/Gtr_CMB_heat_map-2.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"alignnone wp-image-719\" src=\"https:\/\/www.lankapropertyweb.com\/property-news\/wp-content\/uploads\/2018\/05\/Gtr_CMB_heat_map-2-300x174.jpg\" alt=\"Greater Colombo land price heat map\" width=\"810\" height=\"470\" \/><\/a><\/p>\n<p><strong>Price trends<\/strong><\/p>\n<p>However, interestingly, even though the land prices in the country has been increasing, the rate of year-on-year increase has slowed down in the last 3 quarters, with the last quarter recording a 9.26% increase, according to the <a href=\"https:\/\/www.lankapropertyweb.com\/house_prices.php\" target=\"_blank\" rel=\"noopener noreferrer\">House Price Index<\/a>.<\/p>\n<p>Colombo city has also shown similar characteristics to the national land prices, with Y-O-Y price rises slowing down to 8.5% in the last quarter, and rest of the Western Province saw average land prices rise by 13.5%. While land prices will continue to rise overall, and remains as a top investment, it needs to be seen if the slowdown in the price increase is temporary or will become the future trend.<\/p>\n<p>In terms of price increases, areas further away from Colombo have shown significant increases with <a href=\"https:\/\/www.lankapropertyweb.com\/area\/veyangoda\/\" target=\"_blank\" rel=\"noopener noreferrer\"><strong>Veyangoda<\/strong><\/a>, <a href=\"https:\/\/www.lankapropertyweb.com\/area\/mirigama\/\"><strong>Mirigama<\/strong><\/a> and <a href=\"https:\/\/www.lankapropertyweb.com\/area\/hanwella\/\" target=\"_blank\" rel=\"noopener noreferrer\"><strong>Hanwella<\/strong><\/a> showing above 50% year-on-year increases. Closer to Colombo, <a href=\"https:\/\/www.lankapropertyweb.com\/area\/thalawathugoda\/\" target=\"_blank\" rel=\"noopener noreferrer\"><strong>Thalawathugoda<\/strong><\/a> and <a href=\"https:\/\/www.lankapropertyweb.com\/area\/thalahena\/\" target=\"_blank\" rel=\"noopener noreferrer\"><strong>Thalahena<\/strong><\/a> have shown the best increases with increases between 40-50%.<\/p>\n<p>It\u2019s worth noting that these values represent statistical average prices for that whole area and prices within the area will have its own variances, such as land close to main roads or junctions being expensive and above average. If you wish to obtain more accurate prices for your land or neighbourhood prices, then you should view land for sale listings for that area, check with an estate agent or valuer in your area.<\/p>\n<p><strong>Property transaction trends in Western Province<\/strong><\/p>\n<p>The number of Deeds registered in a given region would be a good indicator of the number of property transitions in that region and how buoyant the market in that area is. Recent Deed registration statistics released by the Registrar General\u2019s Department (for 2012-2016 period), shows that the number of deeds registered in Western Province and each of its districts has grown year on year, however the growth has started to slow down.<\/p>\n<p>2016 has seen 472,316 property transactions \/ Deed registrations in Western province, with bulk of it coming from Colombo &amp; <strong><a href=\"https:\/\/www.lankapropertyweb.com\/area\/gampaha\/\" target=\"_blank\" rel=\"noopener noreferrer\">Gampaha<\/a><\/strong> Districts. There was a 6% increase in registrations in 2016, compared to 11% in 2015.<\/p>\n<p>The below graph shows annual growth of the registrations for each of the districts in Colombo<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone wp-image-713\" src=\"https:\/\/www.lankapropertyweb.com\/property-news\/wp-content\/uploads\/2018\/05\/Western-Pro-Total-No-of-deeds-300x234.png\" alt=\"\" width=\"413\" height=\"322\" \/><img loading=\"lazy\" decoding=\"async\" class=\"alignnone wp-image-712\" src=\"https:\/\/www.lankapropertyweb.com\/property-news\/wp-content\/uploads\/2018\/05\/Western-Pro-Total-growth-rate-300x239.png\" alt=\"\" width=\"397\" height=\"316\" \/><\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone wp-image-711\" src=\"https:\/\/www.lankapropertyweb.com\/property-news\/wp-content\/uploads\/2018\/05\/Western-Pro-Growth-Rate-300x214.png\" alt=\"\" width=\"543\" height=\"387\" \/><\/p>\n<p>All graphs show a decline in 2012\/13 period. While there could have been many factors for this, one factor could have been the high interest rates during that period. The below chart illustrates the interest rates during the 2012-2016 period.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone wp-image-710\" src=\"https:\/\/www.lankapropertyweb.com\/property-news\/wp-content\/uploads\/2018\/05\/Interest-rate-2012-16-300x205.png\" alt=\"\" width=\"580\" height=\"396\" \/><\/p>\n<p>This would have discouraged the real estate buyers to delay their investment. Once the interest rates declined to its lowest levels, it can be observed that the activity increased in 2014 &amp; 2015.
