City’s Luxury Combined with Rural Tranquility located in Malabe

Indulge in stunning, panoramic views flanked by the Western coast of the island on one side, and the verdant, undulating hills of Avissawella on the other, with the clearly distinguishable golden roof of the Mahamevna Asapuwa in one corner adding to the vivid landscape, as you relax in your new Orchid Housing residency.

Welcome to the Orchid Housing Project Malabe, a housing scheme that effortlessly fuses the vibrant pace of the city with the heart of nature. Complete with access to essential government institutions in Battaramulla, leading private higher education campuses in Malabe, supermarkets, fast-food outlets, medical facilities and more, the Orchid Housing project aims to present nothing short of the best in modern-day living; back to nature with contemporary lifestyles. Enjoy living in a rapidly developing city, minus the strains and demands of typical city life surrounded instead by the addictive countryside.

Residents of Orchid Housing will also be able to take pleasure in a host of recreational activities, with a state-of-the-art gymnasium, swimming pool and secure walking path specially reserved for occupants. There is also a public jogging path if you would like to venture further away, a mere 2.5 km distance from the complex. There is ample underground parking as well, and a separate building reserved for this very purpose. Parking spaces are offered to residents, and guests of residents.

According to the Managing Director of Nivasie Developers Malabe (Pvt) Ltd. Herma Gonsal who recently spoke of the third and final phase of the Orchid Project, 170 houses and an apartment complex fitted with 94 units have been finalized. The last stage will see an apartment complex with 160 units come to life soon. This is significantly more than the alternate complex that has been already completed, offering potential residents greater opportunity to secure superior living facilities than ever before. What is perhaps most enticing, is that Mr. Gonsal has already offered his assurances on there being no further developments in the surrounding area, so residents may continue to relish the natural beauty around them. Sales Manager Priyashan Samarasinghe went on to state that aside from Orchid Housing being home to professionals, expats and retired senior citizens, the company has had over 35% repeat clientele who are looking to invest in Nivasie projects islandwide.

Malabe itself has come a long way as a city over the years, growing in leaps and bounds within a short span of time. Today, it is a prominent education hub, with multiple educational institutions to be found. Additionally, as congestion continues to become a growing problem in Colombo, many companies and businesses are choosing to relocate to the outer borders of areas such as Malabe, further propelling them towards development in the future. As the highway entrance is located within close proximity to the housing scheme thereby facilitating travel to other parts of the island, transport is hassle-free; public transport access to and from Malabe is also available, and with the projected Light Rail Transit transport system funded by JAIC in the works, access to the city would be significantly more convenient.

Nivasie is a subsidiary of ICC, a company with a 35-year reputation that has long established the practice of conserving the environment to the best of their ability throughout all their construction projects. As such, Nivasie too, itself bearing 17 years of experience, in turn uses minimal resources, whilst making use of pre-cast Aqueduct paneling and Duraboard. Furthermore, Nivasie also aims to maintain comparatively more open spaces than the government-mandated 10%. Hence, residents can look forward to around 15%-20% more open areas. The man-made lake and rainwater harvesting established in the area which serves for irrigation and other purposes, are also key features. Sewer waste is also recycled and used as fertiliser for the garden.

The entire project is scheduled for completion in March 2018, with 60 units currently available. The apartment complex has five unit categories:

  • Type A: 3-bedroom, 2-bathroom unit; 1,135sq.ft
  • Type B: 3-bedroom, 2-bathroom unit; 1,066sq.ft
  • Type D: 2-bedroom, 2-bathroom unit; 984sq.ft;
  • Type C: Duplex – A new concept to the country, with two levels at 1,000sq.ft.

There are also 12 studio apartments, which include bay windows, offering spectacular 180° views. Customers can reserve a unit with a down payment of 10% and pay the balance in stages, either via a bank loan or cash.

Over their 17 year lifespan, Nivasie has sold over 3,000 units, making them a trusted, reliable, and reputed housing developer within the community. They pick locations for their projects based on the potential of the area, which could be one of the main reasons for their resounding success. For instance, the Orchid Housing project in Malabe is slated to bring in sound return-on-investment, as land value in the area increases over time. They will also be looking to play a constructive role within society, by building basic houses for Sri Lankan employees returning from the Middle-East.
